Goldwell Manor Care Home, Chesterfield

Project Overview

We were appointed as the electrical contractor for the full new build electrical installation of Goldwell Manor, a state-of-the-art, 70-bed residential care home in Chesterfield.

Purpose-built to provide specialist dementia and elderly care, the project demanded a high standard of electrical infrastructure to support both modern healthcare operations and a comfortable living environment.

Working closely with the main contractor and M&E consultants from design stage through to commissioning, we successfully delivered a compliant, energy-efficient, and future-proofed electrical system across all care, residential, and staff zones.

Objectives

  • Design and install a full electrical system tailored to a modern care facility, balancing resident comfort with operational safety.
  • Deliver reliable power, lighting, and life-safety systems in compliance with BS7671 and HTM guidance.
  • Integrate critical systems such as nurse call, fire detection, access control, and data networking.

  • Maintain a phased programme aligned with construction and fit-out milestones.

Scope of Works

Low Voltage Distribution & Power

  • Installation of the main LV panel, meter tails, and sub-main cabling to all floor-level DBs.

  • Power supplies to bedrooms, lounges, kitchens, plant rooms, offices, and staff facilities, including appliance-specific isolators.
  • Containment systems: galvanised steel trunking, tray, conduit, and PVC containment to suit each area and environment.

Lighting & Emergency Lighting

  • LED lighting throughout with energy-saving occupancy sensors in corridors and backof-house areas.
  • Soft-tone dimmable lighting with dual switching in resident bedrooms for resident and carer convenience.
  • Emergency lighting system with central battery monitoring to BS 5266 standards

Life Safety Systems

  • Fully addressable L1 fire detection and alarm system, with detectors, beacons, and sounders across all areas.

  • Nurse call system with call points in bedrooms, bathrooms, and circulation areas, linked to central panels and pagers.
  • Wiring and control interface for fire-rated automatic opening ventilation (AOV) system in stairwells.

Security and Access

  • Secure fob-entry access control system at main entrances and sensitive areas such as medication storage and kitchens.
  • External and internal HD CCTV coverage with remote access capability.
  • Monitored intruder alarm system for staff-only and plant areas.

Structured Cabling & Data

  • CAT6 cabling infrastructure for telephony, PC, smart TV, and Wi-Fi points in resident and admin areas.
  • Rack-mounted comms cabinet with patch panels and active equipment cabling.

  • Electrical infrastructure for industrial kitchen and laundry equipment, including final connections and certification.
  • LED external lighting for safe access routes and landscaped areas, controlled by photocells.

Project Challenges

Delivering the project in a sensitive care environment required a design approach that prioritised resident wellbeing. All systems were carefully specified and installed with vulnerable residents in mind, incorporating anti-ligature fittings, discreet containment
routes, and low-glare lighting solutions.

Electrical works had to be precisely coordinated with joinery, decoration, and furniture installation to ensure sockets, switches, and lighting aligned perfectly with client requirements.

Commissioning was staged to enable early access for staff training, CQC inspections, and phased resident move-ins, demanding detailed planning and close collaboration with all stakeholders.

OUTCOME

The Goldwell Manor project was delivered on time and to a very high standard. We handed over a safe and efficient electrical installation that supports the daily care and safety needs of residents and staff. The client commended the team’s attention to detail, technical standards, and smooth integration of all key systems.
