New Build Flats, Hunstanton

Project Overview

We were contracted to deliver a complete mechanical and electrical (M+E) package for a high-quality residential development comprising six new-build flats in the coastal town of Hunstanton. Designed to provide modern, energy-efficient living, the development required a reliable and integrated M+E solution that would meet the latest building regulations while fulfilling the expectations of both developers and future occupants.

Objectives

  • Design and install full electrical and mechanical systems tailored for each flat.
  • Ensure compliance with IET Wiring Regulations (18th Edition) and Building Regulations Parts L and F.
  • Provide sustainable, energy-efficient, and future-proofed systems.
  • Deliver on time and within budget through close coordination with other trades.

Scope of Works

Electrical Installation

  • Main Distribution & Sub-Metering: Installation of main supply intake, distribution boards, and individual flat sub-metering.
  • Lighting & Power: LED lighting throughout, including communal areas, and dual circuit ring mains for sockets in general and kitchen areas.
  • Fire Alarm System: Grade D LD2 fire detection system installed to BS 5839-6:2019, with interlinked heat and smoke alarms throughout.
  • Door Entry & Access Control: Audio door entry system with integrated access for each flat.
  • TV, Data & Satellite: Communal TV aerial and satellite system with distribution to each flat, plus Cat6 cabling for broadband-ready units.
  • EV Charger Provisions: Containment and cabling infrastructure installed for future EV chargers at parking bays.

Mechanical Installation

  • Heating & Hot Water: Individual combination boilers for each flat with zone control and programmable thermostats.
  • Plumbing & Sanitaryware: First- and second fix plumbing services for hot and cold water, soil and waste, and installation of sanitaryware in kitchens and bathrooms.
  • Ventilation: Continuous mechanical extract ventilation (MEV) systems installed to ensure Part F compliance.
  • Gas Installation: Full gas infrastructure, including meters, safe routing of pipework, and pressure testing.

Project Challenges

Delivering the project in a coastal environment required special material considerations, as the corrosive coastal air meant external fixtures and cabling needed to be protected with marine-grade fixings and weatherproofing. The restricted site footprint created logistical challenges for plant and storage, which we addressed through carefully scheduled deliveries and the use of prefabricated solutions such as pre-assembled risers and service boxes. Regular coordination with other trades, including plumbing, joinery, and plastering, was also important to achieving smooth integration of services and preventing rework.

OUTCOME

We successfully delivered a compliant, and future-ready M+E installation that met the developer’s high standards and regulatory requirements. The project was completed on schedule and within budget, earning excellent feedback from both the site management team and the client.
